Our Build Process
Every project, gunite or fiberglass, custom or renovation, runs through the same four phases, managed by one team. That is what "single-builder accountability" means: no handoffs between separate design, sales, and construction companies.
- 1
Site & Consultation
A walk of your property to evaluate soil, drainage, setbacks, and what you actually want to use the space for, before anything is designed.
- 2
Design & Planning
A plan built around your home, lot, and budget, not a catalog shape. This is also where financing options and a firm timeline get locked in.
- 3
Construction
Excavation, steel, gunite or shell-set, plumbing, and electrical, managed phase to phase by the same team that designed the project.
- 4
Final Details
Decking, plaster or finish, equipment start-up, water balance, and a walkthrough before your pool is ready to use.
How Long Each Phase Takes
Site & Consultation and Design & Planning together usually run a few weeks, since permitting, HOA/design-review submissions (where applicable), and the final design all have to be locked before construction starts. Construction itself is the longest phase for a gunite build, several months, sequenced through excavation, steel, gunite, plumbing/electrical, and decking before final plaster. Fiberglass construction is considerably shorter since the shell arrives pre-built. Final Details, equipment start-up, water balance, and a walkthrough, typically takes days, not weeks.
What Gets Decided During Design & Planning
This is the step where shape, depth, features (tanning ledge, raised spa, water feature), decking material, equipment selection, and financing are all finalized, before a shovel goes in the ground. It's also when permitting and any HOA or architectural-review submissions are prepared and filed.
What this means for Pearland homeowners
A higher water table near the coast affects how excavation and dewatering are handled during a gunite pour, which is accounted for in the construction plan rather than treated as a surprise once digging starts. Shadow Creek Ranch in Pearland is a large master-planned HOA community with its own architectural review for backyard projects, while Friendswood and Manvel have a mix of HOA and non-HOA lots.
Financing
Financing is discussed during the Design & Planning step, through Foundation Finance or Lyon Financial. See Financing for details.
